The government requires the best Mold Assessors, shouldn’t you?

July 2011
The US federal government has “mold remediation specifications” that require the use of mold assessors that hold at least one of certain certifications for federal mold assessment / inspections.
  • American Board of Industrial Hygienist,  (CIH)
  • ACAC Certification:
  • Council-Certified Indoor Environmentalist,  (CIE)
  • Council-Certified Indoor Environmental Consultant,  (CIEC)
  • Council-Certified Mold Consultant,   (CMC)

·        Florida law requires mold assessors pass the CIE or CIEC or CMC exam to be licensed. http://acac.org/certify/FL.aspx
·        Most Florida mold assessors were “grandfathered” into their mold license and are not a CIH or CIE or CIEC or CMC.
·        About a dozen licensed Mold Assessors in the Cape Coral area have passed one of the required exams; over 200 did NOT pass an ACAC exam and are licensed.
.
Cape Coral homeowners and businesses / consumers should require the mold assessor they hire to at least meet the federal government’s minimum requirement for a mold assessor.

Your Cape Coral home will always have mold spores inside it; they come in thru open doors and windows or on people.

These mold spores don't grow until they find moisture (food and water), you don't want mold growth in your home.

Organic materials provide food and even high humidity can provide enough moisture for mold growth.

Florida law requires Mold Assessors to be licensed by the Department of Business and Professional Regulation (DBPR)
.
Many local mold inspector do not know they are required to be licensed for mold inspections and testing.
.
Cape Coral Consumers should hire Licensed Mold Assessors that are a CIE or CIEC or CMC
Individuals seeking licensure as a mold assessor must first take and pass one of the examinations approved by the department and administered by the American Council for Accredited Certification (ACAC).  www.acac.org
.
Council-certified Indoor Environmentalist (CIE)
exam on the investigation of indoor environmental issues including asbestos, lead, HVAC, building science, chemicals, mold and microbial contamination.
.
 Council-certified Indoor Environmental Consultant (CIEC)
exam on the investigation of indoor environmental issues including asbestos, lead, HVAC, building science, chemicals, mold and microbial contamination.
.
Council-certified Microbial Consultant (CMC)
exam on the investigation of suspected microbial contamination, including the design and execution of microbial sampling regimens.

Cape Coral Mold Assessors/Inspectors must be state licensed by the Florida DBPR.

Cape Coral Mold Assessors/Inspectors are required to have paid a Lee County Business Tax (occupational license).

Florida Law requires Cape Coral Mold Assessors/Inspectors to have $1 million in liability insurance with errors and omissions coverage.

Mold Assesor/ Inspector's license in Cape Coral is different than a Cape Coral Home Inspector license; different insurance requirements and experience requirements.

Cape Coral Home Inspectors do not need experience to be licensed for Home Inspections.

A Fungus Among Us

How can I prevent mold growth in your Cape Coral home or business?
Water (moisture) is the key. Without it, mold growth cannot start, much less multiply and spread. The easiest way to prevent the mold from gaining a foothold is to control dampness. Keep your home or business clean and dry. If water stands for even 24 hours, common molds can take hold.Keeping humidity levels below 60% and venting moisture from showering and cooking to the outside are several ways to prevent the conditions that can lead to mold growth.
Other ways include:
§ Clean and dry up spills within 24 hours
§ Dry out wet building materials and carpets within 24 hours
§ Use an air conditioner or a dehumidifier to reduce the indoor humidity levelsbelow 60%. If you have a central air conditioning system and need adehumidifier to reduce relative humidity below 60%, you should have the airconditioning system examined for problems
§ Do not carpet bathrooms or basements
We recommend Cape Coral homeowners keep their humidity levels below 55% if possible.
Note: While most experts suggest a relative humidity of less than 60%, below 50% is best for controlling both mold growth and dust mites.
Dust mites are microscopic animals related to spiders, ticks and other mites. Dust mites eat mold and dead human or animal skin scales (flakes) and leave allergenic proteins. Dust mites reduce allergen production at these lowerhumidity levels.

Cape Coral Mold Assessors (inspectors) will inspect all accessible areas inside your home with infrared cameras, moisture meters and other equipment to determine a source for your mold problem.  After the inspection your Cape Coral mold inspector will issue a report identifying the source of your problem and the extent of any mold problem.  CIE’s will also write recommendations for corrections based on nationally accepted industry standards such as the S-520.

Toxic or Pathogenic Mold?

(Be concerned about Mold Growth)

Cape Coral Home Buyers Concerned about Mold need to understand that a visual inspection is the most important part of a mold assessment.
  • Mold air sampling helps determine the extent of a mold contamination.
  • (example: visible mold in one room /air sampling helps to determine if the rest of the home needs to be "cleaned")
  • Mold air sampling only, is often used to help determine if further investigation is warranted (visual inspection by CIE or CIH).

Does your Cape Coral home buyers Contract read something like this?

b. DEFECTIVE INSPECTION ITEMS; BUYER’S ELECTION AND SELLER’S RESPONSE: Except as to any facts or conditions disclosed to BUYER in the manner set forth in Standard D.1.a., if any inspection conducted during the Inspection Period reveals: (1) that any  Systems and Equipment are not in Working Condition, and/or (2) the presence of radon gas at a level in excess of EPA action levels  (4.0 picocuries per litre of air), and/or (3) the presence of lead-based paint or paint hazards requiring abatement under HUD/EPA protocols, and/or (4) the existence of active infestation by termites or other wood-destroying organisms and/or visible damage caused by active or past  infestation; and/or (5) the presence of toxic or pathogenic molds within the interior of the dwelling(s) exceeding the levels of such molds measured upon the exterior of the dwelling (collectively the “Defective Inspection Items”),

 .

Cape Coral home buyers and Cape Coral Home Inspectors should understand  “the term toxic mold is not accurate”.

CDC   Centers for Disease Control and Prevention

http://www.cdc.gov/mold/stachy.htm#Q1

The term "toxic mold" is not accurate. While certain molds are toxigenic, meaning they can produce toxins (specifically mycotoxins), the molds themselves are not toxic, or poisonous. Hazards presented by molds that may produce mycotoxins should be considered the same as other common molds which can grow in your house.

Does your Cape Coral home buyers contract suggest deciding if a home has a “ defective inspection item” using  only mold air sampling?
.
Many spores are so small they easily float through the air and can be carried for great distances by even the gentlest breezes. The number of mold spores suspended in indoor and outdoor air fluctuates from season to season, day to day, and even hour to hour.

Mold Growth is what Cape Coral Home Buyers and Home Inspectors should be concerned with.  If a homeowner or homebuyer has an allergenic reaction to a specific mold it does not matter if the inspectors believe it is or isn’t “toxic or pathogenic”.
.
California Research Bureau, California State Library  http://www.library.ca.gov/crb/01/notes/v8n1.pdf   (page 2)
However, all molds under proper conditions are capable of eliciting anegative health response in humans through other methods such as inflammation, allergy,or infection. Therefore, limiting the discussion to just those molds that potentially produce mycotoxins is inappropriate.
