Naples Mold Assessors have a different license than
Naples Home Inspectors. Naples Home inspectors have different insurance requirements and experience requirements. Naples Home
Inspectors do not need experience to be licensed. Naples Mold Inspectors that are Certified Indoor
Environmentalists have proven experience and passed an exam required by the Florida DBPR. Most licensed Naples
Mold Assessors / Inspectors are not CIE's and were "grandfathered" into the license and did not pass the
required CIE or CIEC or CMC exam. ( http://acac.org/certify/FL.aspx ) Less than a dozen CIE's in Naples and over a hundred mold inspectors licensed.
Naples Mold Inspectors should identify the source of a mold problem, the extent of the
problem during their inspections. Naples mold inspectors collecting ONLY mold air samples (tests)
recommend further investigation if air sampling is elevated. "You cannot label a home as having a mold problem
based soley on air sampling" (EPA).
How can I prevent mold growth in your Naples home or business?Water (moisture) is the key. Without it, mold growth cannot start,
much less multiply and spread. The easiest way to prevent the mold from gaining a foothold is to control dampness. Keep your
home or business clean and dry. If water stands for even 24 hours, common molds can take hold.Keeping humidity levels below 60% and venting moisture from showering and cooking to
the outside are several ways to prevent the conditions that can lead to mold growth. Other ways include:§ Clean
and dry up spills within 24 hours§ Dry out wet building materials and carpets within 24 hours§ Use an air conditioner
or a dehumidifier to reduce the indoor humidity levelsbelow
60%. If you have a central air conditioning system and need adehumidifier to reduce relative humidity below 60%, you should have the airconditioning system examined for problems§ Do
not carpet bathrooms or basementsWe recommend Naples homeowners
keep their humidity levels below 55% if possible.Note: While most experts suggest a relative humidity of less than 60%, below 50% is best for controlling both mold growth
and dust mites. Dust mites are microscopic
animals related to spiders, ticks and other mites. Dust mites eat mold and dead human or animal skin scales (flakes) and leave
allergenic proteins. Dust mites reduce allergen production at these lowerhumidity levels.

Home Inspections
Florida DBPRThe state is getting ready to publish the Home Inspector
Standard of Practice (SOP).
The SOP should be in effect within 90 days if it is not challenged. SOP describes what must be covered and penalties for Home Inspectors.

were "Grandfathered".DBPR : https://www.myfloridalicense.com/CheckListDetail.asp?SID=&xactCode=1030&clientCode=0701&XACT_DEFN_ID=13095Individuals seeking licensure as a mold assessor must first take and pass one of the examinations
approved by the department and administered by the American Council for Accredited Certification (ACAC),DBPR has chosen ACAC to provide the license examination required by Chapter 468, and has approved three ACAC
certification exams for this purpose (CIE, CIEC & CMC): http://acac.org/certify/FL.aspx
U.S. Government Requires
Mold Professionals for their Mold Inspections
July 2011 (new mold rules for all Federal Government Entities)The US federal government has "mold remediation specifications" that require the use
of mold assessors that hold at least one of certain certifications for federal mold assessment / inspections.http://www.wbdg.org/ccb/DOD/UFGS/UFGS%2002%2085%2000.00%2020.pdf
Homeowners and businesses should
require the mold assessor they hire to at least meet the federal government's minimum requirement for a mold assessor.

Naples Home Buyers Concerned about Mold need
to understand that a visual inspection is the most important part of a mold assessment.
Mold air sampling helps determine the extent of a mold contamination.
(example: visible mold in one room /air sampling helps to determine
if the rest of the home needs to be "cleaned")
Mold air sampling only, is often used
to help determine if further investigation is warranted (visual inspection by CIE or CIH).
Does your Naples home buyers Contract read something like this?
b. DEFECTIVE INSPECTION ITEMS; BUYER’S ELECTION AND SELLER’S RESPONSE: Except as to any facts or conditions disclosed to BUYER in the manner set forth in Standard D.1.a., if any inspection
conducted during the Inspection Period reveals: (1) that any Systems and Equipment are not in Working Condition,
and/or (2) the presence of radon gas at a level in excess of EPA action levels (4.0 picocuries per litre
of air), and/or (3) the presence of lead-based paint or paint hazards requiring abatement under HUD/EPA protocols, and/or
(4) the existence of active infestation by termites or other wood-destroying organisms and/or visible damage caused by active
or past infestation; and/or(5)
the presence of toxic or pathogenic molds within the interior of the dwelling(s) exceeding the levels of such molds measured
upon the exterior of the dwelling(collectively
the “Defective Inspection Items”),
.
Naples home buyers and Naples Home Inspectors should understand “the
term toxic mold is not accurate”.
The
term "toxic mold" is not accurate. While
certain molds are toxigenic, meaning they can produce toxins (specifically mycotoxins), the molds themselves are not toxic,
or poisonous. Hazards presented by molds that may produce mycotoxins should be considered the same as other common molds which
can grow in your house.
Does your
Naples home buyers contract suggest deciding if a home has a “ defective inspection item” using only
mold air sampling?
Many spores are so small
they easily float through the air and can be carried for great distances by even the gentlest breezes. The number of mold spores suspended in indoor and
outdoor air fluctuates from season to season, day to day, and even hour to hour.
Mold Growth is what Naples Home Buyers and Home Inspectors
should be concerned with.If a homeowner or homebuyer has an allergenic reaction to a specific mold it
does not matter if the inspectors believe it is or isn’t “toxic or pathogenic”.
However, all
molds under proper conditions are capable of eliciting anegative
health response in humans through other methods such as inflammation, allergy,or infection. Therefore,
limiting the discussion to just those molds that potentially produce mycotoxins is inappropriate.
