As you read through our site please take advantage of the numerous links available.  We encourage you to not only educate yourself more fully as to the ongoing science and debate relating to the complex topic of indoor air quality but also to assure yourself as to the accuracy and source of any and all information presented here.  Also keep in mind that we do not perform any remediation of any kind.  In other words, we do not fix anything.  Nor should we as an inspection and testing entity.  Having Radon and Mold Professionals as your assessment and testing company assures you that we are there only to objectively assess and document the existing interior conditions of your property.  As a result, we have no potential gain or financial interest in the results.  This is a critical point to remember and is absolutely in your best interest.  Anyone, or any company, operating (in Florida) in the currently unregulated and unlicensed field of mold, that tells you they can not only inspect your property but fix a problem "if" they find one, is pretty likely to "find" one.  The new Florida law will not allow for one company to do both.  This addresses the clear conflict of interest of one company offerring both.  Currently however, as consumers, you need to be very careful about who tells you what.

Our top priorities are to provide our clients with professional, cost-effective assessments and exceptional customer service.  Our experience, excellent reputation and uncompromising ethics over the last ten years in southwest Florida provides our clients the best opportunity to get an objective, comprehensive and fully documented assessment of their property. Although not legally required to carry insurance, we do. Copies of our "certificate of insurance" can be emailed or faxed promptly to you upon request.

Florida law requires Mold Assessors to be licensed by the Department of Business and Professional Regulation (DBPR)
.
Many local mold inspector do not know they are required to be licensed for mold inspections and testing.  They will not be penalized until 2011 but consumers should protect themselves and hire licensed mold assessors.
.
Consumers should hire Licensed Mold Assessors that are a CIE or CIEC or CMC
Individuals seeking licensure as a mold assessor must first take and pass one of the examinations approved by the department and administered by the American Council for Accredited Certification (ACAC).  www.acac.org
.
Council-certified Indoor Environmentalist (CIE)
exam on the investigation of indoor environmental issues including asbestos, lead, HVAC, building science, chemicals, mold and microbial contamination.
.
 Council-certified Indoor Environmental Consultant (CIEC)
exam on the investigation of indoor environmental issues including asbestos, lead, HVAC, building science, chemicals, mold and microbial contamination.
.
Council-certified Microbial Consultant (CMC)
exam on the investigation of suspected microbial contamination, including the design and execution of microbial sampling regimens.

After March 1, 2011 (end of "grandfathering") all persons who become licensed mold assessors must pass an ACAC exam for CIE or CIEC or CMC.  There are only about 12 licensed mold assessors in Collier and Lee Counties that have passed an ACAC exam; know who you are hiring http://acac.org/certify/FL.aspx

Consumers in Naples, Marco Island, Cape Coral, Fort Myers, Punta Gorda, Port Charlotte, Venice and all of Florida should consider Mold Assessors (inspectors) be licensed by the FL DBPR as the minimum requirement when hiring a mold inspector.  ACAC board Certified Indoor Environmentalists have verified experience and your best choice for your mold assessment.

March NEWSLETTER

March, 2011
The New Florida Mold Law was passed to protect the consumer.

"Mold Air Sample Reports alone are not enough to determine the need for mold remediation (cleanup)."

  • Mold Air Sampling only is often used to determine if further investigation is needed and /or used to determine the extent of a mold problem.

Elevated report: you need a visual inspection to determine source, extent and recommendations for correction.

Florida statute:

"Mold assessment" means a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the origin, identity, location, and extent of amplification of mold growth..."

EPA Considering Bioaerosol Sampling - click here

"remember that a negative sampling report must not be used in place of a visual survey. Factors such as barometric pressure, inside and outside temperatures, activity levels, and humidity may dramatically reduce or increase the spore levels within a building. Air sampling for mold provides information on what was in the air only for the moment when the sampling occurred. It is important, therefore, that sampling not replace visual inspection."

Mold Air Sample Report alone does NOT identify where the mold is or the source, the visual inspection (assessment) determines the source, extent and amplification of the mold problem.

  • You should not call a cleanup company when you just have elevated "mold air sample report".

  • You need a "mold inspection report" to give to the mold cleanup company so they know what the problem is, where it is and what caused the mold problem. Only then can the remediator can give you a proposal for cleanup based on the inspection report.

With detailed "mold Inspection report" cleanup companies are bidding on cleaning up the same thing, identified by the mold assessor (inspector).

Cleanup companies should not perform the visual inspection to "find" the mold  and then clean it up.

d) Perform or offer to perform any mold remediation to a structure on which the mold assessor or the mold assessor's company provided a mold assessment within the last 12 months.

"please note Section 468.8419(1)(d), F.S., provides that an assessor may not "perform or offer to perform any remediation to a structure on which the mold assessor or the assessor's company provided a mold assessment within the last 12 months." Section 468.8419(2)(d), F.S., provides that a remediator may not "perform or offer to perform any assessment to a structure on which the mold remediator or the remediator's company provided a mold remediation within the last 12 months."

After July 1,2011:

a) A misdemeanor of the second degree for a first violation

b) A misdemeanor of the first degree for a second violation

c) A felony of the third degree for a third or subsequent violation

Inspectors:  find the mold

Remediators: Clean up the mold

Not allowed to do both on same job within 12 months / July 1st, 2011.

This is a great website with tons of valuable information:

http://www.inspectapedia.com/sickhouse/clearance.htm

"What is the Purpose of a Post Remediation Mold Clearance Inspection?

The purpose of a mold clearance inspection is to assure that the mold cleanup has been done correctly and effectively in the work area and to confirm that the cleanup did not accidentally distribute high levels of moldy dust and debris into other building areas or into its mechanical systems such as heating or air conditioning systems. "

"Can We Rely on Air Tests for Mold after a Mold Cleanup Job?
Simple air tests for mold after a mold remediation job may be quite unreliable as the airborne level of particles varies enormously from moment to moment, especially depending on variables in building conditions such as we list below. An air test captures a small volume of air at a moment in time and should not be used as the sole criteria for passing or failing a mold clearance inspection and test. Here are some of the sources in variability in the level of indoor particles in air:"
